What type of roofing system is best for your Flat Roof?

 

There are several options to choose from :

 

  1. TPO Roofing (Thermoplastic Polyolefin Roofing)

  2. EPDM Roofing (Ethylene Propylene Diene Monomer Roofing)

  3. PVC Roofing (Polyvinyl Chloride Roofing) 

  4. Gaco Roof Coating*

Ease of Installation

An EPDM Roof is the easiest to install. (No specialized equipment is required.)

Both TPO and PVC Roofing feature seams that need to be heat-welded.

Energy Efficiency

With hot weather, keeping cool is challenging, so energy efficiency is a primary concern when selecting a Roofing system. Both PVC Roof panels and TPO Roofs are readily available in white, and they do an excellent job of

reflecting the sun’s rays so that the space beneath the roof remains cooler.

White EPDM roofing is available, but it isn’t quite as efficient as its peers. 

Durability

  • PVC Roofing may be a lightweight material, but it packs a real punch regarding PVC roofing is secure and stable, and it does a superb job of resisting punctures, heat, bacterial growth and chemicals like animal oils.
    However, it cannot come into direct contact with any asphaltic material.

  • EPDM also has an admirable reputation for durability. It stands up well against severe weather conditions, ultraviolet light, ozone, and oxidants, but it stumbles a bit at chemical resistance.

Petroleum-based products and animal and vegetable oils can cause it to swell and distort.

  • TPO is a single- ply roofing membrane that offers excellent performance at a cost-effective price. Heat-welded seams provide superior strength. TPO's long-term heat, UV, and natural fungal resistance, plus flexibility without need for plasticizers also make TPO a reliable low-slope roofing system. 

Maintenance

All flat roofs are vulnerable to weather and should regularly be inspected.

  • As a rule of thumb, an EPDM roof will require more routine maintenance than a PVC or TPO roof because its seams are sealed with adhesives instead of welded. However, correctly maintained EPDM roofs could last 20+ years.

  • A PVC roof requires little maintenance, and if an issue develops, new material can be welded to it for a

reliable PVC roofs can have lifespans of more than 20+ years.

  • What about TPO roofs? Their life expectancy is 20+ years, if correctly maintained.
